Last weekend, a friend and I spent three nights and four days at Villas del Carmen, and we could not have been happier. Our room was gorgeous, well-appointed, comfortable, private, and chic. Both of us are writers, and the space was more than ample for us each to set up our cubbies for creation. (Mine was on the terrace overlooking the infinity pool and lake. Hers was on the couch in the living room. Both were perfect.) Sofia, the owner and her staff were attentive to our needs, respectful of our privacy, and also open for delightful conversations by the pool and the swim up bar overlooking the most beautiful lake in the world. I travel frequently, and have experienced all sorts of hospitality and lodgings over the years, and in all honesty, Villas del Carmen is in my top five globally. If there is availability, book it. You'll be glad you did.

This place and the host Sofia are magic✨ walking around the property, you can truly feel the love that was put into this place. It is vibrant and relaxing at the same time! The views are incredible and staying here was a healing experience!

My experience in Guatemala during the Soul Elements Retreat was truly unforgettable, and staying at Villa del Carmen made it even more special. Sofia is a beautiful host — warm, welcoming, and incredibly attentive. The food she prepared was beyond amazing… every meal felt intentional and nourishing. The accommodations were comfortable, peaceful, and thoughtfully curated. What made the experience even richer was Sofia's deep knowledge of the culture and the people. Villas del Carmen is magical. It was the perfect location for the women's retreat I attended. Divinely feminine and full of love. Sofia is a gift as a host, chef, teacher, and overall good company. She cared for us as her guests with so much thoughtfulness and consideration. We appreciated all of her staff's dedication and kindness.

My son and I had an unforgettable stay at Villas Del Carmen. Meeting Sofia, the owner, was a highlight. You can feel her heart in every detail of that space. It's built with love, and it shows. If you're looking for Lake Atitlán accommodation, stop searching - you've found it. Think Casa del Mundo, but with easier access to town, way more space, and a perfect pool right on the lake. After 30+ years of travelling, this is my favourite place I've ever stayed - I cannot recommend it enough. The villas are impeccably clean and thoughtfully designed, with details that help a weary traveler - blackout blinds, incredibly comfy beds, beautiful dishware, etc. The pool is pristine and one of the best I've ever swum in. The property feels peaceful, but it's a 2-minute walk to the public dock for boats, and from there a few minutes up the hill into town for several lovely restaurants. The staff are warm and helpful, and the property is especially great for young kids. It feels very secure, with a locked gate by the water and no road access behind, so kids can roam freely. It's also a huge property with just a few villas - we didn't see another soul for the first two days and it felt like a private space! Note: lots of reviews mention retreats, which I found confusing. While the property is often used for retreats, it's also available to book as just accommodation, via their site or Airbnb!

It's hard to put Villas del Carmen into words. It sits on a truly magical lake in Guatemala, getting there by boat only adds to the sense of wonder. Waking up to that sunshine, that water, that energy… it's been one of the highlights of my life. I tell everyone about this place. I'll be bringing my family back, no question. If you're on the fence about the journey, trust me: just book it.

We hosted a 10 women retreat at Villas del Carmen in Lake Atitlan and it was perfection. The villas were clean, authentically decorated, the grounds and location were stunning… the food OMG the food was extraordinary. Taking care of 10 women on retreat is a difficult task but Sofia and her team were incredible. Women's retreats rarely run to schedule — we went over and under multiple times and the staff stayed late, started early and went above and beyond to accommodate our needs. Of course the unpredictable things happened - from minor illnesses to last minute allergy and food preferences - Sofia was gracious, generous and exceeded all expectations. Now, Sofia, how could I tell you how extraordinary Sofia is? Her knowledge of the Lake and culture, her exquisite culinary skills, and her experience leading retreats herself makes her an invaluable partner and collaborator. Sofia's communication was constant and consistent and I was never alone in planning a 7 day itinerary in a country I had never been to - from connecting me to vendors, boatmen and tour guides, to ensuring fair pricing. A chef, a yoga teacher, a ceremony leader, a fire dancer?!? I can't make this up. If you are looking to bring a retreat or even just your family to Lake Atitlan, Villas del Carmen and Sofia are your best bet for a smooth, breathtaking, fun, delicious, organized, and well supported experience.

I've stayed with Sofia on her healing grounds for two retreats in four months. Both were quite different and I found healing with both journeys. We enjoyed sound baths, intentional movement, breathwork, guided meditation, organic meals, and amazing connections with beautiful humans.

This spot is a wonderful retreat for the soul, or to have a romantic getaway for two. The views are breathtaking, the people kind and welcoming. You'll want to extend your trip, for sure. Be sure to explore the other parts of the island and have a drink with new friends at the iguana as well.

Villas Del Carmen has one of the most incredible views! Imagine waking up to this beauty every morning. Don't get me started on the host Sofia, everything she and her staff does is with love and care. Don't question it, just book it.

Such a beautiful place! The village itself is only reachable by boat, but that is the main form of transportation at the lake so not a problem. You can walk to the public pier in 3 minutes or order a private boat to the private pier of the Villa. There are a few nice restaurants in walking distance. There are a few villas to rent. The bed was the most comfortable I slept in on the journey through Guatemala. The host Sofia is a really lovely person and even offers yoga classes. The view from the terrasses and the Pool is stunning with the volcanos in the background. You can even use the hot tub. We really enjoyed our stay ♥️

This place is seriously magical. Sofia is such a beautiful human and makes you feel so comfortable on her property. The staff is amazing and the food is delicious. Also the beds are sooooo comfortable! I just left after staying for a week at a retreat and it was life changing.

This place is magical🪄. I attended a women's retreat in November 2025. Sofia and her staff were amazing. The energy on the island is undeniable. The sunsets, the sunrises, the activities, the food…. OMG… the food!!! If you are on the fence… jump, you won't regret it.🌋

I recently attended a retreat at this beautiful place, it surpassed all expectations. It is absolutely beautiful, the views, the location, everything was amazing. My room was the bottom floor of one of the houses, full kitchen, huge bathroom, private patio, the furnishings seemed to be all local, and the grounds and flowers were so well kept up, I felt so at peace. Sofia cooked and provided all 3 meals daily, I believe most all of it was locally purchased, fresh, and more than I could eat. I would recommend this to anyone and hope to be able to return often.

I came to Villas del Carmen in early November for a retreat and was blown away by the experience. In need of healing and inner clarity, I embarked on a beautiful adventure. And Sofia served everything I hoped for and more on a silver platter (figuratively speaking). The accommodations were clean and comfortable and decorated in uplifting, colorful hues. The grounds are well maintained with blooming flowers and luscious greenery at every turn. Hummingbirds frequent the property, gathering nectar and quietly making their rounds. I loved watching them! The pool is refreshing and hot tub perfect for relaxing. To be honest, I had such an incredible first day there, I could have left the next morning feeling satisfied with what I experienced in the first 24 hours. Thankful and so very grateful I got to spend another 6 days and the memories I made on this trip will stay with me forever. I WILL return in the future and will not hesitate to stay at this magically warm and welcoming property.

I couldn't believe how beautiful this place was. The individual villas are so beautifully constructed and painted. You really feel like you have your own beach house right on Lake Atitlan. The property is only accessible by boat, but that only adds to the privacy and magic of the place. I even proposed to my fiancée at Villas Del Carmen because the place was so beautiful. The property owner, Sofia, is such a great host. The 4 villas on the property can be rented out entirely or as individual units. The infinity pool is large and is so perfectly placed overlooking the lake with the perfect view of the volcanoes in the background. The surroundings are peaceful and safe. There's so much color and attention to detail. The appliances are modern and the beds are super comfortable. It's the perfect place to get away from the bigger cities and still feel like you're in luxury. There's a handful of excellent restaurants within walking distance and the bigger villages are a short boat ride away.

This place is so beautiful! The house we stayed in was wonderful and had everything we needed. Cocktails by the pool, swimming, paddle boarding, hiking… We had a blast. But the best part were the sunsets—the sun setting behind the volcanos across the lake—straight out of a painting. Truly magical. To be clear, this isn't really a hotel. It's more of a vacation rental. But Sofia and her staff were very accommodating and provided us with everything we needed. We'll definitely be back.

Villas del Carmen was an amazing location for a retreat I attended, and would be great for an Airbnb stay. The rooms were luxurious with beautiful bedding, small kitchen and seating areas. My room had a huge balcony overlooking the lake and volcano that was breathtaking. Sofia and her team provided delicious and healthy meals during our retreat. The location is more remote in a smaller village but there are some restaurants you can walk to and good hiking trails, and a short boat ride to the larger villages. We swam in the lake and it was the perfect temp and so healing. I think it's such a perfect location to book for a group trip or retreat — almost like your private little village with beautiful homes with apartments in each. The landscaping was also beautiful.

I recently stayed at Villas Del Carmen and we had a blast! It's a beautiful property with all the amenities that we could wish for. The beds were very comfortable and clean accommodations. Private bath, full kitchen (with coffee and creamer). Beautiful dining room and family room with stained glass windows and local art and textiles. Very comfortable. The bedroom patio with french doors looking out on the Lake with the Volcanoes was breath taking from our bed. The gardens are amazing, featuring local plants and flowers. Chef has planted organic vegetables and herbs growing next to the main kitchen for use in meals served. This was a truly magical vacation. Lots to partake in such as Yoga, meditation, sound bath, short discussions on Wellness. Not to mention water sports, hiking, visiting local villages and eating great food. We came home relaxed and rejuvenated. We hope to make it back soon! Sophia is a gracious hostess and very accommodating.

Book it! This property is so beautiful and like so many reviews say, the pictures don't do it enough justice! The property is a short, easy walk to the public docks and easy to access. Veronica was so friendly, responsive, and helpful with anything we needed at any time. There's a couple restaurants nearby to walk to. I only went to Tres Tenedores but it was really good! I really enjoyed my time here!! Everything was really perfect and I wish I had booked a much longer stay!! I would go back 100%.

My sister-in-law and I attended an amazing retreat at Villas del Carmen! It's hard to describe how wonderful my experience was; this was one of the top 5 experiences in my life! Sofia arranged everything from picking us up from the airport with her long-time family friend, an excellent driver, through the mountains to Lake Atitlan, then taking a water taxi to Villas del Carmen. Sofia met us at the dock and carried our large suitcases up the stairs to the house. We stayed in the pink house, which is decorated beautifully with fresh flowers and local art, textiles, and ceramics from the villages. I slept like a baby and woke up to the hummingbirds flitting around the array of flowers outside on the deck. Sofia is a wonderful hostess. There is a vortex at this lake, and there was lightning in the skies at night. I can't explain how magical this place is! Sofia is an amazing chef; she creates healthy, delicious meals. We enjoyed yoga and meditation in the morning in the chalet overlooking the lake. Sofia is an awesome yogi; there are paddle boards and kayaks to enjoy the lake. We relaxed in or around the lake, and we hiked. The pool and hot tub are wonderful. I went to Guatemala not knowing what to expect, and this exceeded all of my dreams! I left there with a feeling of peace and calm. I made wonderful friends. I had a reading while I was there, and it eased my mind, and within a few weeks of returning home, the reading came true! I can't wait to return to this magical place and spend time with Sofia again.

One of the most beautiful properties on the Lake! Villas Del Carmen is a beautiful paradise with all the amenities of a world class resort on the shores of Lake Atitlán's most authentic village of Jaibalito. The gardens are lush and there are also some great restaurants nearby which was very convenient. Our stay was incredible and we loved the pool area and jacuzzi! Highly recommend!!!

Villas del Carmen is an actual oasis. One of the most calm and serene stays we have had in a long long time. Jaibalito is a sleepy, adorable village and I loved that it is away from the other busier villages. The other towns are still very accessible — we used the public lancha without issue and our host Sofia always was available to call us a private boat. As much as I loved hopping around, especially San Juan La Laguna, some of the best time was spent staring at the water from the yoga pavilion, by the pool, or in our room. Where else can you lazily look out to a water view with a volcano from your bed?? We loved sitting on the patio or lounging in the room with the doors open to let the breeze in. We tried 2 local restaurants - Bistro Indigo and Tres Tenedors. Both were great. And Sofia was very welcoming and available. Gregorio is the most kind person ever! I highly recommend staying here for your lake stay!! My husband had to drag me out practically kicking and screaming.

I have already scheduled another retreat at Villas del Carmen for next year. Everyone, including myself, had the experience of a lifetime. I'm excited to see if Sofia and I can top it next year. This place was an absolute dream. Location wise — great, peaceful town, and easy to pick up a boat to go elsewhere. The property has an amazing pool, hot tub and gardens. Perfect set up for exploring in the mornings, then coming back to the property to relax and have fun at the pool. And every morning we woke up to hummingbirds outside our window. The house itself was roomy (two big bedrooms, great living area) with great amenities (kitchen, jetted tubs, water filter). We are a family of four with two kids under 6 and it was absolutely perfect for us, but honestly well suited for any kind of group. A great home base for exploring Atitlan, but also the type of place you could spend a few days at, just relaxing. And a truly stunning view. Sofia and the team were so helpful. We had an amazing time and hope to return soon.

Amazing place with privacy and seclusion. Villas have absolutely everything you need and beds and linens are the comfiest you can get! Hot tub and pool with infinite view over the lake is a dream. Highly recommended!

The other reviews are more than accurate… as stunning as all of the photos are, they simply still do not do the views from Villa de Carmen justice. I cannot begin to express how incredible this stay was. My girlfriend and I stayed here for three nights towards the end of March and it was hard to leave. We had initially planned to have days full of coffee farms and city tours while we were staying at Lake Atitlan, but it all went out the window as we opted to enjoy our days from Villa de Carmen's infinity pool instead! We spent much of our time enjoying the lake views, lounging around the pool area and watching the birds flit about the garden while having our morning coffee on the balcony. The morning after our arrival, Sofia organized a masseuse to come to our villa. While my girlfriend was getting her massage, I made the short 5 minute walk over to town and picked up groceries so that I could cook us breakfast in the poolside kitchen. The night before we left, we had the pleasure of meeting the villa's hosts out for food and drinks at a fantastic pizza spot in Jaibalito. They couldn't have been nicer and the love that they pour into their home couldn't be more apparent as a guest. It was such a beautiful and relaxing stay, we're already looking forward to planning an eventual return!

I was skeptical about traveling to Guatemala and was a little worried about the quality of the lodging at Villas Del Carmen on Lake Atitlan. I shouldn't have worried... the location is gorgeous, the lodging is five star and the service was amazing. I was there in Nov. 2024 and we only had a couple days with a little rain. Beautiful!

A beautiful place with spectacular views, very peaceful, perfect for disconnecting from nature. It has a space for yoga, with mats you can use. For me, it's the most beautiful spot on Lake Atitlán. If I'm not mistaken, it's only accessible by boat. There's a restaurant there with delicious breakfasts, and another restaurant a little further up. It's truly an incredible place.

We had an amazing stay! The property is absolutely gorgeous, clean, and peaceful, with stunning views all around. Felt like paradise! The hosts were incredibly kind and even met us at the dock to help with our luggage. Unfortunately, we couldn't stay for our second night, and they were generous enough to offer a partial refund. We truly appreciated their kindness and hospitality. Highly, highly recommend! ❤️

I had such an amazing stay at Sofia's place. It was incredibly beautiful, relaxing, and right on the lake in the beautiful village of Jaibalito. The room was super comfortable with a large balcony overlooking the lake and a volcano, and a nice pool and hot tub to swim in. One downside was getting there without a private boat - we ended up hitching a ride with a woman we met at the dock in Panajachel, since the public boats only drop you off in Jaibalito village and you have to walk about 10 min to the property. It is fine but worth knowing in advance.

The chef at the property prepared delicious Guatemalan food, and the staff were warm and welcoming. The property also has a saltwater pool and a natural hot spring, which we loved. There's a small beach area at the private dock, perfect for swimming. The views of the lake and volcanoes were breathtaking, and Victor and the rest of the staff were so welcoming and helpful. We received a warm welcome drinks and truly felt cared for throughout the trip. The boat ride to get there added to the adventure, and the private dock was perfect. We saw so many amazing birds and plants. We loved hanging out in the Bali-style cabana with its stunning garden views. Swimming in the natural hot spring and saltwater pool and watching the sunset was indescribable. The rooms were super comfortable and clean, and everything was very well organized. Victor helped arrange a boat taxi for our departure, making leaving seamless. Highly recommend — book it!

Sofia was super responsive throughout the process. We were greeted by Victor when we arrived, and he was the best host! He helped with everything from getting us to the boat to navigating the schedule for the rest of our trip around the lake. He also made one of the best cocktails of my life. The property was wonderful. We stayed in Casa Azul, which was a really beautiful standalone house with stunning views of the lake. There's tons of privacy, with a private pool and jacuzzi for just the two of us. The house and kitchen was clean and fully stocked. If you are into birds, Jaibalito is a small village and we saw so many beautiful birds on the walk to town (hummingbirds, toucans, parakeets). We also had a pair of parrots visiting the feeder at the property! Absolutely recommend!

The views from this property are simply unmatched. Our room in Casa Azul was beautiful and so comfortable. We had a truly magical stay. Victor was exceptional - he was so attentive and made our entire stay seamless from the boat docking in to the boat pickup when it was time to leave. Staying at Villas del Carmen was the highlight of our trip to lake Atitlan. The pictures don't do justice to how beautiful this place is. The views of the lake are absolutely stunning, and even if you plan to travel around the lake, I'd suggest you see sunsets and sunrises from your "casita". They are unbeatable! The property has a hot tub with an amazing view to the lake, and the homes are stunning. The decoration is gorgeous and more importantly the utilities are very comfortable. Accessibility is one of the most important aspects. It counts with it's own private dock but the Jaibalito public dock is a few minutes away walking distance. There is also a good restaurant right in front of the public dock which makes it really convenient. Finally, and most importantly, our host Sofia was incredibly helpful, responsive, and welcoming. We had an issue with our booking and she was extremely flexible and went beyond her way to make us feel comfortable. If you're ever considering visiting Guatemala, I HIGHLY recommend visiting lake Atitlan and staying at Villas del Carmen!

I visited Villas del Carmen for the first time in July 2023 and I've been back twice since - it's my favorite place in all of Central America! The location is magical, overlooking Lake Atitlán and surrounded by three volcanoes. The hot springs and salt water pool are rejuvenating, and the lush gardens are gorgeous. Victor and the team are exceptionally hospitable - thoughtful, helpful, and always going above and beyond. Whether you stay in the casita or the main house, you won't be disappointed. Each space is beautifully designed and well-appointed. I can't say enough good things about this property and I can't wait to visit again!

We loved our stay, the room was beautiful and the view is breathtaking. Our host was super responsive, even coming in late at night to give us more towels when we ran out. Bilingual and knew a lot about the lake and surrounding towns. Here are things we think all future guests need to know to make it somewhat easier to access the airbnb. When requesting a boat, ask if they will dock you in Jaibalito but in the Villa de Carmen dock, if not, you can access the property by walking a couple of minutes downhill from the Jaibalito public dock. Once there, there is a little "resort type" path to walk through that leads to the room entrance. I'd recommend wearing proper shoes or sandals to navigate the stairs.

What a beautiful retreat! My family stayed here for a month and loved every moment. We felt at home right away in Casa Azul and could not get enough of the view. Jaibalito is small and relaxed which gave the space a more private feel. The public dock is just minutes away and it was easy to catch boats going wherever we wanted. My kids (6 and 4) loved having pool days and exploring the gardens. I was doing work during our stay and the wifi was quite reliable. The views and vibe were magical and I have a feeling they will be a part of my daydreams from now on!

Where to start! What a GEM!!! We travel often and stay in lots of really wonderful Airbnbs but this was by far one of my favorites. Such an incredibly special place. Every detail has been thought of and it shows so much care and love. It truly takes your breath away upon arrival. The views are incomparable. The private dock was perfect for swimming and just sitting and staring at the beautiful volcano. The hot springs are amazing, the saltwater pool is incredible, yoga shala...best place in the world to do morning yoga, the outdoor dining space is so lovely to eat at breakfast, lunch and dinner! We cooked a few meals and had everything we needed. We also had lunch one day at the restaurant below. There is just an incredible energy to this place!!! The grounds and gardens are just beautiful.
